Terms of use

Last updated: 3 July 2026

These terms govern your use of the Planaroo website and the reports we produce. By using Planaroo you agree to them. If you do not agree, please do not use the service. Questions? Email admin@planaroo.ai or use our contact form.

1. About Planaroo

Planaroo turns a UK property address into a full-colour report of what the property could become: potential improvements, extensions and other opportunities, alongside the planning considerations that apply. Planaroo is operated from Liverpool, United Kingdom.

2. Reports are guidance, not professional advice

Our reports are informational and are designed to help you explore possibilities. They are not a planning decision, a structural survey, a valuation, or architectural, legal or financial advice, and they do not guarantee that any project will be approved or achievable.

Planning rules change and every property is different. Before you commit money to a project, you should confirm the position with your local planning authority and take advice from suitably qualified professionals such as an architect, planning consultant, structural engineer or surveyor. You are responsible for the decisions you make.

3. Accuracy of information

We build each report from public data, listing photos and planning history, and we work hard to make it useful and well founded. We cannot promise that every detail, cost band or estimate is complete or error-free, and figures are indicative only. Please treat the report as a starting point for your own checks.

4. Orders, payment and refunds

Prices are shown at the point of purchase. Where you buy a report or subscription, payment is taken through our payment provider. Because a report is a personalised digital product prepared for you, once it has been produced and delivered it is generally not refundable, except where the law gives you a right to a refund or where we agree otherwise. If something has gone wrong with your report, contact us and we will try to put it right.

5. Acceptable use

You agree not to:

  • Use Planaroo for any unlawful or fraudulent purpose.
  • Copy, resell or redistribute reports or site content beyond your own personal or internal business use without our permission.
  • Attempt to disrupt, reverse engineer or gain unauthorised access to the service or its systems.
  • Submit false information or infringe anyone else's rights.

6. Intellectual property

The Planaroo website, brand, software and the format of our reports are owned by us or our licensors. When you buy a report, you receive a licence to use that report for your own purposes; you do not acquire ownership of our underlying technology or templates.

7. Availability

We aim to keep Planaroo available and working well, but we provide the service on an "as is" and "as available" basis and may change, suspend or withdraw features from time to time.

8. Our liability

Nothing in these terms limits liability that cannot be limited by law, such as liability for death or personal injury caused by negligence, or for fraud. Subject to that, we are not liable for indirect or consequential loss, or for decisions you take based on a report. Our total liability to you for any claim connected with the service is limited to the amount you paid us for the report or service concerned.

9. Changes to these terms

We may update these terms from time to time. When we make material changes we will update the date at the top of this page. Continuing to use Planaroo after a change means you accept the updated terms.

10. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction, except where your local consumer law provides otherwise.
